Smart features every landlord should consider

If you are a property landlord, then it is only natural that you will want to do everything that you can to keep your investment safe and to reduce your costs. There are many ways that you can do this, but smart technology is now proving to be one of the most efficient and effective tools that your can have. It makes your life easier, improves your property and can even help with reducing energy usage.

Why use smart technology?

The biggest benefit of smart technology is that it gives you power and accessibility from wherever you are in the world, meaning that there is much that you can deal with even when you are no longer on site. It gives you unparalleled levels of control and can set up alerts about things that you need to know, allowing you to manage your property far better than ever before.

Smart technology can also be for the benefit of the tenant, and with more than 75% of renters stating that they would be prepared to accept an increase in rent for upgraded smart home features, it seems that it is likely to be a popular choice all round.

Smart meters

Smart meters have been creeping into many more homes over recent years as a way to keep a closer eye on the energy that is being used. The gas and electricity meters monitor what it being used in real time and transmit the data automatically. This makes life much easier for landlords who take care of their own meter readings and can ensure that everyone knows what the situation is.

These meters are also popular with renters as it allows them to track what they are using and keep costs down, and it can ensure that there are less arguments about usage at the end of a tenancy as everyone can exactly where they are at, and no one is left with any surprises.

Electric radiators

It is now possible to install electric radiators which are all controlled by smart technology. They are much simpler to install than hose which need to be connected to a mains boiler, and can all be switched on and off through an app. This allows your tenant to have the greatest possible control over their heating, only warming the rooms that are actually in use, and saving on their energy bills.

These are also great if the property is left vacant at any point, as you can ensure that the heating is off for the majority of the time, but if temperatures get a little chilly, you switch on the radiators from anywhere in the world to ensure that the property does not become too cold or damp.

Security

There are various pieces of smart security that you can invest in as a landlord as well. These might range from video doorbells to alarms and CCTV, although you should ensure that any connections that you have with these pieces of technology do not invade your tenant’s privacy in any way.

These pieces of security technology can give your tenants extra piece of mind as well as you, and this is something that is likely to make your property a lot more appealing when it is on the rental market. If it is left vacant at any point, then you have the option to keep an eye on things without needing to be on site.

Smart features are a great tool for any landlord and are now proving to b a big hit with the tenants that you are trying to attract too.
