One thing I’ve noticed from speaking with professionals over the last few years is this:
A lot of people want to invest in property.
Very few actually want to become landlords.
There’s a huge difference.
Most busy professionals already have demanding careers, businesses, families, or all three. Their time is already stretched enough.
Yet when people think about property investing, they often picture:
📞 late night tenant calls
🔨 managing refurbishments
📑 chasing solicitors
🏡 endless viewings
😓 stress and headaches
So they either put it off completely… or leave large amounts of capital sitting in the bank doing very little.
But honestly, I think that mindset is outdated.
The most successful investors I know are rarely the ones trying to do everything themselves.
They are the ones who understand the importance of having the right people around them.
That is one of the main reasons I built KHZ Properties around a more hands off approach.
My role is not just sourcing properties.
It is understanding:
📍which streets actually perform long term
📈 where tenant demand is strongest
🔨 what refurbishments genuinely cost
🏡 which opportunities stack up properly
🤝 who the reliable local teams are
Because the reality is, a property can look fantastic online and still become a poor investment.
I had a conversation with a local estate agent recently about a property that had been agreed to an investor from outside the area.
On paper, the numbers looked great.
But when they eventually came up to view it properly, the refurbishment costs were far higher than expected, the area was not quite what they imagined, and the deal eventually collapsed.
That happens far more than people realise.
This is one of the reasons I stay so focused on Darlington and Middlesbrough.
Being born and raised in Darlington and now based in Middlesbrough means I know these areas properly. Not from spreadsheets or online research, but from physically being on the ground viewing opportunities, speaking with estate agents, tracking rental demand and understanding what tenants are actually looking for.
And I genuinely believe local knowledge is one of the most underrated parts of property investing.
Especially in a market where people are becoming increasingly selective about where they put their money.
For me, good investing is not about chasing hype or unrealistic returns.
It is about:
✔️ strong fundamentals
✔️ sensible entry prices
✔️ sustainable rental demand
✔️ realistic numbers
✔️ long term thinking
Because ultimately, property should create more freedom, not more stress.
More and more professionals are starting to realise that property investing does not need to mean becoming a landlord yourself.
Sometimes the biggest shift is simply having the right people around you.
