Why I don’t start with the numbers when investing
One thing I see a lot with high earning professionals looking at property is this.
They start with the numbers.
Yield. ROI. Cashflow.
But in reality, the numbers only work if someone actually wants to live there.
Before I ever run a spreadsheet, I’m thinking about the tenant.
Who are they
Where do they work
Is the rent genuinely affordable
Are they likely to stay
This is why I focus so much on Darlington. I grew up there and still spend a lot of time there. I know which streets have real demand and which ones just look good online. I speak to local agents constantly and keep a close eye on what’s actually happening on the ground in Darlington, not just what the portals say.
Most of my clients are busy professionals. They’ve done well in their careers, but they don’t have the time to research areas properly or manage the process. They want their money working, but they also want things to feel structured and low stress.
